What We Inspect and Why
Our role as professional home inspectors is to inform you on the property's condition, habitability and safety. As properly trained home inspectors, we will review your house as a system, looking at how one component of the house might affect the operability or life span of another. We will go through the property and perform a comprehensive visual inspection to assess the condition of the house and all of its systems. We will determine the components that are not performing properly as well as items that are beyond their useful life or are unsafe. We will also identify areas where repairs or maintenance may be needed or where there may have been problems in the past. Inspections are intended to provide you with a better understanding of property conditions, as observed at the time of the inspection.

We will perform a visual inspection of all accessible systems and components of your home including:

Roof and Exterior Walls
Structure and Foundation
Doors and Windows
Attics
Plumbing and Electrical Systems
Heating and Air Conditioning Systems
Ceilings, Walls and Floors
Insulation
Ventilation
Gutters and Drainage
Porches and Decks
The lot, including drainage away from buildings, slopes & natural vegetation
Overall opinion of structural integrity of the buildings
Common areas (in the case of a condominium/strata or co-operative)

Where possible, we also Inspect and Operate:

Furnaces
Air Conditioning Units
Plumbing Fixtures in Kitchens and Baths
Water Heaters
Lights and Receptacles
Windows and Doors
Built-in Appliances
